Elevator Preventive Maintenance – Detailed Scope of Services

PRICING: $450-$550

$225 an hour - typically a 2 hour job 

1. Safety System Inspection & Testing

  • Inspect and test door interlocks (car & hoistway)

  • Verify proper operation of safety edges/light curtains

  • Test emergency stop switches

  • Test alarm bell and communication system (phone or intercom)

  • Inspect pit stop switch and light

  • Check overspeed governor condition and tension

  • Inspect safety jaws and linkage

  • Verify proper operation of terminal stopping devices

  • Test fire service Phase I recall operation

  • Test fire service Phase II in-car operation

  • Inspect emergency lighting and battery backup

  • Check seismic switches (where applicable)


2. Door System Maintenance

  • Inspect door operators for wear

  • Clean and lubricate door tracks and rollers

  • Adjust door closing speed and force

  • Inspect door restrictors

  • Check clutch assembly

  • Inspect hangers and sheaves

  • Verify proper door reopening device function

  • Tighten door hardware

  • Inspect door panels and sills

  • Remove debris from sills


3. Machine Room Equipment (Traction Elevators)

  • Inspect drive motor condition

  • Check brake assembly and brake linings

  • Measure brake air gap

  • Inspect drive sheave for wear

  • Check hoist ropes for wear, corrosion, and equal tension

  • Inspect rope shackles and fastening

  • Check motor bearings

  • Verify controller cooling system

  • Inspect variable frequency drive (VFD)

  • Check mainline disconnect

  • Inspect controller wiring connections

  • Clean controller cabinet (dust removal)


4. Hydraulic System (Hydraulic Elevators)

  • Inspect hydraulic pump and motor

  • Check hydraulic oil level and condition

  • Inspect for oil leaks

  • Check relief valve pressure

  • Inspect cylinder head and packing

  • Test manual lowering valve

  • Inspect jack assembly (visible components)

  • Check submersible pump (if applicable)

  • Inspect oil tank heater (if equipped)


5. Control & Electrical Systems

  • Inspect main controller components

  • Check relays and contactors

  • Inspect printed circuit boards (PCBs)

  • Tighten electrical connections

  • Inspect traveling cable

  • Check encoder/tachometer feedback

  • Verify proper leveling accuracy

  • Check limit switches

  • Inspect selector system

  • Test UPS or battery lowering system (if installed)


6. Hoistway & Pit Inspection

  • Inspect guide rails and brackets

  • Check rail lubrication (where required)

  • Inspect counterweight assembly

  • Inspect compensation chains/cables

  • Check pit ladder condition

  • Inspect pit sump pump (if applicable)

  • Remove debris from pit

  • Check buffers (car and counterweight)

  • Inspect toe guards

  • Verify proper clearances


7. Car Top Inspection

  • Inspect car top inspection station

  • Test inspection controls

  • Check car top handrail

  • Inspect traveling cable fastening

  • Check car top lighting

  • Inspect leveling devices


8. Cab & Interior Components

  • Inspect COP (Car Operating Panel)

  • Test hall call buttons

  • Check position indicators

  • Inspect lighting fixtures

  • Test ventilation fan

  • Check ceiling panels

  • Inspect handrails and wall panels

  • Check floor condition

  • Inspect mirrors and glass


9. Operational Performance Checks

  • Check ride quality (noise, vibration)

  • Verify acceleration/deceleration

  • Check floor leveling accuracy

  • Confirm door dwell timing

  • Verify dispatching performance (group systems)

  • Run full travel test

  • Record fault codes

  • Review diagnostic logs


10. Cleaning & Lubrication

  • Lubricate:

    • Guide rails (if applicable)

    • Door operator linkages

    • Sheaves and bearings (where required)

    • Governor bearings

  • Clean:

    • Machine room floor

    • Controller cabinet

    • Door tracks and sills

    • Pit area


11. Code Compliance & Documentation

  • Review maintenance control program (MCP)

  • Update maintenance logs

  • Document findings and deficiencies

  • Provide condition report

  • Recommend repairs outside PM scope

  • Assist with annual inspection readiness

  • Verify compliance with ASME A17.1 / CSA B44 (where applicable)
